Certificatul de urbanism (obtinut in vara anului 2011) prevede posibilitatea construirii de case de vacanta sau parc turistic de agrement (parc de aventura).
Suprafata proprietatii : 1 ha (10.000 mp), front stradal 100 m ; in partea de sus a pantei se poate extinde cu inca 1 ha, intabulat pe rudele aceluiasi proprietar ; deci terenul disponibil este de 2 ha
Pozitionare : latitudine 46,73527 ; longitudine 23,32647 ; situare pe malul lacului de agrement Somesul Cald (comuna Gilau), in aval de barajul Tarnita ;
Accesul auto se face pe soseaua Gilau-Tarnita, apoi pe drumul forestier ce leaga barajul Tarnita (cca 5 km) de valea Agarbiciului (cca 3 km), drum prevazut pentru asfaltare ;
Distante pana la puncte de interes : Gilau 10 km, Autostrada Transilvania 12 km, Cluj-Napoca 25 km. La cca 30 km in amonte se va realiza o megainvestitie green-field (peste 1 mld euro) -> constructia hidrocentralei cu acumulare prin pompaj Tarnita-Lapustesti, care va aduce importante beneficii Sistemului Energetic National, precum si dezvoltarii energetice a catorva tari vecine (Ungaria, Austria).
Vecinatati :
o La N, pe culmea dealului, in cadrul padurii de pini, exista inca o suprafata de 1 ha (intabulata);
o La V, spre barajul Tarnita, se intinde padurea apartinand Ocolului Silvic ; malul lacului este impanzit de cabane si vile de vacanta (proprietati private) ;
o La S terenul este marginit de drumul forestier Tarnita-Agarbiciu (drum prevazut pentru asfaltare), apoi de malul lacului Somesul Cald, golful de intrare in apa fiind stancos ;
o La E terenul este marginit de o livada intinsa, cu casa de vacanta (proprietate privata).
Caracteristicile terenului : Zona linistita, izolata, cu aer puternic ozonat ; pozitionare in panta, cu expunere sudica ; la cca 10 m deasupra drumului, terenul prezinta un platou-podis cu suprafata de cca 1.500 mp, iar aleea de intrare, impreuna cu potentiala zona de parcare, insumeaza cca 300 mp ; restul terenului prezinta denivelari in terase, cu vai abrupte si portiuni stancoase ; vegetatia este tipic mediteraneana (pini, goruni, salcami, soc).
Agrementul nautic pe lacul Somesul Cald este permis de legislatia actuala, intrucat conducta de apa potabila ce alimenteaza Clujul a fost ridicata in amonte, pana in lacul Tarnita.
Utilitati : exista retea de stalpi electrici pe marginea drumului ; apa poate fi extrasa din lac, prin motopompe.

- area of the property: 1 ha (10,000 sqm), street front 100 m; at the upper side of the acclivity it can be extended with another ha, registered on the same owner's relatives; so the available land is 2 ha

- W: towards the Tarnita dam, there is the forest belonging to the Forestland Management; the lake shore is full of holiday cottages (private properties);
- S: the land is bordered by the forest road Tarnita – Agarbiciu (planned to be asphalted), then by the shore of the Somesul Cald lake, the golf on the lake being rocky;
- E: the land is bordered by a large orchard, with a holiday cottage (private property).
- land features: quiet area, isolated, with highly ozonated air, declivous positioning, with southern exposure; at approx. 10 m above the road, the plot has a table land of approx. 1,000 sqm, and the entrance alley, together with the potential parking area are approx. 300 sqm; the rest of the land has unevennesses in form of terraces, with steep valleys and rocky portions; the vegetation is typically Mediterranean (pines, holms, locust trees, elders).
- the actual legislation allows the recreational activities on water on the Somesul Cald lake, as the drinking water conduit which supplies Cluj has been moved upstream, until the Tarnita lake.
- utilities: there is a network of electricity poles on the side of the road; the water can be extracted from the lake with motor-driven pumps.
